SHORT-TERM RENTAL ORDINANCE
Short-term rentals are residential units rented for 30 days or less, typically advertised as vacation rentals. The ordinance was adopted in January 2024 and is intended to ensure each STR is operating in compliance with building and fire codes. Anyone operating or advertising an STR without a Fire and Life Safety Inspection will be subject to the penalties as defined in section 8.70.060 of the STR Ordinance.
IMPORTANT : The STR application must be submitted by the homeowner/management company at the time of scheduling in order to confirm and proceed with the inspection.
You must hold a Transient Occupancy Tax (TOT) Certificate to use your property as a short-term rental. This certificate does not need to be renewed. Please update it if any information has changed.

1) Transient Occupancy Tax (TOT) Certificate

2) STR Fire and Life Safety Inspection
Beginning 1/19/2024, all STR applicants will be required to have passed a fire and life safety inspection in order to operate or use a short-term rental in the unincorporated area of Tuolumne County. Please see below for details and our "Fire Inspection Information" tab (below) to find out details on cost and scheduling for your STR.
- After you submit your STR Fire inspection application, a Fire Prevention inspector will reach out to you to help you schedule and pay for your required Fire And Life Safety inspection. To prepare for the inspection, please review the (Fire and Life Safety Inspection Requirements and Guidelines.) This inspection is good for 2 years.
- IMPORTANT : The STR application must be submitted by the homeowner at the time of scheduling in order to confirm and proceed with the inspection.
3) Local Contact Person
"Local contact person" means an individual who is personally available by telephone on a twenty-four (24)-hour basis and who maintains the ability to be onsite within sixty (60) minutes and who has access and authority to assume management of the unit. An agent or professional property management company that meets the availability requirements can serve as the local contact person.
4) Payment Fee
There is a Short-Term Rental Application fee of $300. You will have the option to pay with credit card or check.

STR FIRE INSPECTIONS DEADLINES AND REQUIREMENTS
